"Do I need planning permission?" is usually the first question โ and it deserves a straight answer before you spend anything. Sometimes you don't. When you do, the application is only as strong as the drawings and the case behind it.

Straight answers first - Whether your works need planning permission, Building Regulations approval, both, or neither โ before any fees are committed.
Measured surveys & drawings - Existing and proposed drawings to application standard.
Planning applications - Prepared, submitted and managed through to decision โ including responding to the case officer along the way.
Building Regulations - Full plans applications, liaison with building control, and design detail that passes first time rather than on the third resubmission.
Conditions - Planning conditions discharged so the consent you've won can actually be used.
Bigger schemes - Where a project needs more โ fire strategy, structural engineering, major surveys โ I appoint and lead the specialists as one team, as lead consultant. One point of responsibility, still.
APPLICATIONS THAT SURVIVE THE BUILDING SITE
Applications drawn by a surveyor who also designs, specifies and administers these schemes on site come out differently: the details are buildable, the specification is real, and there's no gap between what was approved and what the contractor prices. If you only need the applications, that's fine too โ plenty of clients instruct exactly that.
