Our services are flexible, allowing you to select those services that suit your budget and your project. You may choose to use our expertise across every aspect of the project or just simply for ideas and advice. Importantly, you always stay in control.
Initial Visit
The process starts with an initial visit. This will last around an hour or two depending on the size of your project. In many cases we take on, the first step is an initial assessment to ascertain your chances of a successful outcome. Whilst there are few certainties in planning, it helps to have an early indication of the likely outcome so you can decide whether to go ahead with the project. The assessment you get is a realistic one – we don’t believe in over-promising in order to persuade clients to pursue schemes that stand little chance.
An integral part of our work is to advise on the right strategy and tactics for your case – the most obvious or direct route isn’t always the best route. This might mean, for example, preparing the ground in advance or proceeding in small steps to increase the likelihood of success ultimately.
Measured Survey
Once you are happy with the proposed strategy, the next step is to accurately measure the existing property or site to enable the production of CAD (computer aided drawings) plans and elevations of the existing building/ site.  
Scheme Design Drawings
Depending on the complexity of the scheme, we usually provide two or three options of the proposals for you to decide which option suits you best before proceeding into a more detailed design. By comparing these designs, we get to understand the best fit for your lifestyle. We can produce 3D visualisations and walk through movies to help you visualise the proposals more realistically.
Planning Applications
Once you are happy with the chosen scheme, we will produce all the documentation and drawings necessary for the undertaking of the planning application. This will usually include plan and elevation drawings, 3D visualisation drawings including shadow/ sunlight models, and a design & access statement. For larger schemes, an artist’s impression can be produced. It is important to be able to justify and demonstrate that the application complies with planning guidance, which increases the success of the application. We will complete all the necessary planning application forms and submit the application on your behalf. Once the application has been checked and validated by the local authority, the application is then usually decided within 8no. weeks.
Building Regulation Applications
Following a successful planning application, we will then produce more detailed drawings showing how the proposals are to be built. During this stage, we can design the proposals to include high levels of insulation, energy saving fittings, renewable technologies, all to reduce the energy consumption of the proposed building/ extension. For new builds, we can design homes to achieve a ‘Code of Sustainable Homes’ rating, all to reflect your budget and aspirations. These drawings can then be submitted to the local authority for building regulation approval (if required). Building regulation approval is different from planning permission.  Building regulation approval is required to show compliance that the proposals meet the necessary health and safety requirements. These drawings can be sent to local contractors for quotations, therefore the more detail that you have in the way of drawings and information, the more control you will have over your project in terms of quality and cost. We can produce detailed specifications and schedules of work and submit these to competent local contractors to obtain quotations for you on your behalf if required.  
Other Statutory Consents
We will advise you on the need for any party wall awards and rights of light advice (if your proposals are to be constructed close to neighbouring buildings). Listed Building Consent will also be required where work is proposed to a listed building.
Contract and Onsite Works
Should you wish, we can guide you through the whole process from initial concept through to the completion of the proposed works. We can be there to help as much or as little as you want. We would be happy to administer the whole contract for you or just attend a few meetings to check on progress. We will be able to help you decide the level of service which would be suitable for your project and budget.
Finishing Touches
We can help you in every way to enable your aspirations to come true, such as providing furniture layout plans, interior design advice, specification of materials and finishes and lighting design.
