Building Surveys
We carry out building surveys to all property types. Our surveys do not follow a standard format; instead we place great emphasis on understanding why our clients require the survey and what information is of particular use to them. Projects can vary from individual buildings through to a group or estate portfolio.
A summary of the type of surveys provided:
Condition Surveys – Condition surveys can establish specific items of disrepair or condition of building elements. These can help prioritise repairs for planning and renewal programmes. Condition surveys can also provide assessment of future improvements.
Defect Diagnosis – We can carry out specific surveys to particular building problems such as internal dampness, cracking, roof or wall defects, drainage issues etc., to establish the cause of the defect and provide recommendations to solve the problem.
Access Audits (DDA Surveys) – The Disability Discrimination Act (DDA) places a wide range of obligations on providers of goods and services, employers, education bodies and transport. We can help clients comply with their duty to take reasonable steps to remove, alter or provide a reasonable means of avoiding a particular feature which makes it unreasonably difficult or impossible for people with disabilities to make use of their premises.
We can undertake an access audit which examines all elements of a user’s journey from arrival to departure. An access report will then be produced with recommendations to help meet these obligations.
Schedules of Condition – Many commercial leases place a responsibility upon the tenant to keep the property in good repair, often referred to as a full repairing or FRI lease. Many tenants however do not appreciate that this liability extends to 'putting' as well as 'keeping' the property in good repair and under these terms the tenant is required to hand back the property in good repair regardless of the condition at the beginning of the lease.
The costs of minor disrepair can be offset by incentives, such as rent free periods etc but where there is more extensive disrepair, especially in older buildings, it may be possible to have the lease modified so that the tenant's liability is limited to handing back the building in no worse condition than at commencement.
This will require the landlord's agreement and a record of the original condition, known as a Schedule of Condition, which is attached to the lease agreement.

The cost of taking professional advice before signing a lease can be a fraction of the potential liability at the end.
Stock Condition Surveys – Stock condition surveys can help an organisation identify accurate and robust information on a property portfolio. This information can then be used to identify future expenditure and investment levels required to bring the portfolio up to required standards.
